ASPEN & SNOWMASS ANALYTICS
Aspen
25 single family home sales through the end of April matched the number for the same time period last year but prices are now averaging about $4k per sq ft (!)
There are about two dozen single family home listings in Aspen above $30m (plus more “shadow inventory”) – that equates to more than a 2 ½ year supply. As strong as the high-end market continues to demonstrate, there’s a creeping uptick in inventory so it’s important for those sellers to understand that dynamic.
The average sale to list price discount has moved very modestly over the past few years to about 6%.
Snowmass Village
Overall, price per sq ft in SMV single family homes is still tracking at about a 40% discount compared to Aspen, but for condos that differential has shrunk to about 30% (thanks to strong prices at Base Village).
There are only about 10 single family home listings in SMV – that alone is a powerful talking point for buyers and sellers.
The average sale to list price discount is still hovering at an incredibly low 4%+/-!
